The news: Maersk will open a $100 million fulfillment hub in Hopedale, Massachusetts, in late August. The site will run fulfillment for a single large e-commerce company that Maersk has not named.
It is the shipping line’s largest New England facility. Broker Cushman & Wakefield called it the largest new industrial lease in Greater Boston since 2020.

The strategy: Maersk is expanding its landside logistics because its shipping business is a rollercoaster. Ocean revenue ran from $29 billion in 2020 up to $64 billion in 2022, then back down to $35 billion last year as freight rates collapsed. Logistics revenue, by contrast, grew steadily to about $15 billion over the same period.
To build its logistics business, Maersk has spent roughly $10 billion buying warehouse and delivery companies, including LF Logistics for $3.6 billion in 2022. Its directory now lists more than 100 warehouses across North America.
Earlier this month, Levi Strauss said it would close its own Kentucky distribution center and shift the volume to a Maersk building in Ohio. That was an existing site. Hopedale is a new full-building lease that Maersk signed itself.
“Companies today are increasingly looking for logistics partners that can help them position inventory closer to customers,” said Dave Hune, who leads Maersk's contract logistics business in North America.
What’s next: The hub opens next month. Maersk is hiring for the site now.
